Madrid has climbed the ranks to become the world’s preferred destination for ultra-high-net-worth individuals (UHNWI) seeking to invest in luxury real estate, surpassing cities such as Dubai, Miami, Monaco, and Milan. This is confirmed by the Barnes City Index 2025, which ranks the Spanish capital as the most coveted city among the wealthy.
This boom is no coincidence. The city offers a winning combination: efficient infrastructure, high quality of life, prices that are still competitive compared to other major European capitals, and a growing sophistication in the premium market. According to experts, the price per square metre in Madrid’s prime areas has increased from around €6,000 in 2013 to between €13,000 and €20,000 in 2025, with some transactions even exceeding €30,000/m².

Among the most sought-after areas are the classic Barrio de Salamanca, as well as Justicia, Chamberí, and Chamartín, although luxury is also expanding to emerging neighbourhoods such as Arganzuela and Arturo Soria. Across these zones, demand focuses on spacious homes (250–400 m²) with high-end finishes, excellent orientation, and hotel-style amenities.
