Market Overview: Spanish Housing Activity Nears Record Highs

The latest report by Fotocasa Research, “Radiografía del mercado de la vivienda en el segundo semestre de 2025” (Overview of the Housing Market, Second Half of 2025), confirms that Spain is closing the year with the highest level of real estate activity in the past three years.

Data collected by the property platform reveal that:

  • One in three Spaniards (33%) has carried out some form of housing transaction in the last twelve months, whether buying, selling or renting.
  • Purchases and sales are driving growth, while the rental market remains stable.
  • Total housing demand (buying + renting) now reaches 29% of the population — the highest figure since 2017.
  • 18% of Spaniards have bought or attempted to buy a property in the past year, three percentage points higher than in 2024.

In terms of prices, the report shows a notable rise:

  • The average price of housing increased by 18% year-on-year in October, the highest growth rate ever recorded.
  • The average value stands at €2,789 per square metre, just 5.5% below the 2007 peak.
  • If this pace continues, 2025 could close with over 700,000 property sales, marking the best performance since before the financial crisis.
